Hi Mr. Anb Kab,

Fulcrum at Fort Road has received TOP, and the Future Katong Park MRT is expected to be ready in 2024, and will be about 1 min away. Currently its a 10-15mins walk to Mountbatten MRT.

It has a unique loft concept with unique views which not many projects can offer at a city fringe location. Prices are competitive for a freehold project near future MRT. Can I share more info about the starbuy prices?

Dear sir,

In my very own opinion which I have always shared with my clients and they acknowledge, being near to MRT or all selling points a salesperson always present in a project or unit are only the features of the project or unit. I often like to find out how these features can benefit my clients instead of selling blindly.

If we understand that objective behind the purchase and subsequently list out the features that will be benneficial to the buyer based on the objectives, then it is likely that decision will be more straightforward. Like being near to MRT station is a feature that does not benefit a buyer who does not take the MRT. Being near to hawker center is not a benefit for buyer who only eats home cooked meals.

Good morning Anb Kab,

Have anyone share with you that it will be best to hold on to a property for at least 4 years if not you will be subject to seller's stamp duty.

Sell within 1st year of ownership - 16%
2nd - 12%
3rd - 8%
4th - 4%

There are cases in which owners have property that are within short distance to MRT, amenities etc made a loss when they sell off their unit but some units that are in the same district (not as close to MRT and amenties) are making money. So do bear in mind that not necessary you will make money if you purchase a property near MRT. We must make comparison in regards to potential upside, risk etc.
